Congratulations, you are thinking of buying a home! You may be wondering how to get started. Should you learn about the market first? Meet with a lender? Put your home up for sale? There are a lot of questions you probably have and I am excited to help you get started.
Here is a brief overview of what you can expect from me:
Initial strategy session – In an effort to be most efficient with your time, we will schedule an initial meeting to discuss current market information in the area(s) you would like to live, along with learning more about your home buying needs and goals. This time will also determine if we are good fit to work together. My goal is not to overwhelm you with details, but provide you with a framework for the steps in purchasing your home.
Information – When determining which homes to view, quality of properties that are contenders, and how to get the biggest bang for your buck in today’s market, I will be there with the information you need to make an educated decision.
Making an Offer – When you have found the home you want to make yours, I will first prepare a comparative market analysis to make sure the home is priced at market value and to assist with determining the price you will offer. I will coordinate with your lender and prepare the contract. We will review the entire contract together. It may be tedious, but I want to make sure you understand the terms of the contract that you are signing!
Building a Relationship – As we are working on your contract, I will be in touch with the listing agent, learning what I can about the sellers and building a relationship. I like the seller to know that you will love this house as much as they did and that you are so much more than checkboxes and numbers on a sheet of paper. I also will make sure your lender is on deck to answer questions. Building rapport is a great way to get your offer accepted.
Negotiating – Listening is key in negotiation. I take the time to listen to you, hear where you are, what you want and need from negotiations. I will let you know my thoughts as well and what I think it may take to get both sides to come together, but ultimately you are in the driver’s seat.
Pending to Close – There are a number of details and deadlines that are important here including:
Inspection – I will refer you to inspectors with whom I have worked, help you get the inspection scheduled, attend the inspection, and review the inspection report with you. If part of the contract, I will work with you and the seller to negotiate any repairs or allowances from the inspection.
Title – I will review your title report and note any issues.
Appraisal – I will work with the lender on the appraisal and meet with the appraiser, if possible.
Loan – I will communicate all lending deadlines and assist you as I can in making sure all deadlines are met.
Escrow – I will work closely with the escrow agent to provide any information or assistance needed to close.
Weekly updates – On Monday of each week, you will receive a status update until close of escrow.
And upon closing, I will coordinate the exchange of keys and the house is yours!
